What happens at the inspection

Most people have never had a pest inspection and are not sure what they are agreeing to. Here is the whole thing, start to finish.

  1. A licensed expert shows up

    Richard holds Indiana 7A (supervisory) and 7B (termite) licenses and does most first visits himself. When he cannot, our operations manager comes. Either way, the person at your door is qualified to diagnose the problem, not just quote one.

  2. We look where the pests actually are

    Mattress seams and box springs for bed bugs. Sill plates, mud tubes and window frames for termites. Under sinks, behind appliances and along foundations for roaches and rodents. We bring a flashlight and take our time.

  3. You see the evidence

    We do not describe it from the driveway. If we find shed skins, frass, droppings, a mud tube or a live bug, we show you and tell you what it is. If we find nothing, we tell you that too, and what to watch for.

  4. A plain explanation, then your call

    You get an honest read on how far along the problem is and what it would take to handle it. If treatment makes sense, you get it in writing. There is no “today-only” price and nobody follows up to pressure you.

What the inspection is not

It is not a sales appointment with a clipboard. It is not a treatment in disguise. And it is not a phone quote, because nobody can honestly price a job they have not seen. We wrote more about that in what to expect at your first inspection.

Homeowners

You saw something and want to know what it is before you spend a dollar. Bed bugs, termites, roaches, mice, ants, or “I honestly do not know.” Bring us the photo, the bite, or the bug in a bag. We will figure it out with you.

Property managers and businesses

A tenant complaint, a unit turnover, or a building you want on a dependable schedule. We inspect the unit and the neighbors where it matters, coordinate directly with tenants, and put what we found in writing for your file.

What we inspect for

  • Bed bugs, including homes and apartments where another company already treated and you are still seeing them.
  • Termites, from spring swarmers to mud tubes on the foundation, inspected under Richard’s 7B license.
  • Cockroaches and mice or rats in kitchens, basements, garages and crawl spaces.
  • General and recurring pest control for ants, spiders, wasps and the rest of the Indiana lineup.

Questions people ask before they book

Is the inspection really free, even if I do not hire you?

Yes. The inspection is free whether or not you go ahead with treatment. If it turns out you do not have a pest problem, or it is something you can handle yourself, we will say so and leave.

Who actually comes to my house?

Richard, our owner, does most initial inspections personally. When he is not available, Gil, our operations manager, comes out. Both are qualified to diagnose what you have; neither is a salesperson.

How long does it take?

It depends on the pest and the size of the property. A single-family home is usually well under an hour. Multi-unit buildings and termite inspections take longer because we check more places. We will give you an estimate when we schedule.

Do I need to do anything to get ready?

Not much. Do not throw out furniture or bedding before we see it, and do not spray store-bought products, which scatter bed bugs and roaches and make them harder to find. If you have a bug in a bag or a photo, keep it for us.

Can you quote me over the phone instead?

We can talk through what you are seeing and what it usually means, but we do not put a number on a job we have not looked at. A phone quote is a guess, and the guess is what gets people upsold later. The visit is free, so we would rather look.
