The problem is rarely the pest. It is the vendor.
Most property managers who call us already have a pest company. They are calling because it stopped being reliable. The tenant in 2B reported roaches, a tech was due Tuesday, nobody showed, and now the same tenant is calling a second time, angrier, and copying the landlord. You did not miss the appointment. You get blamed for it anyway.
The other half is silence. A treatment happens and you get an invoice with a product name on it and nothing else. Was it actually roaches? Which units? Will it spread? You are left explaining a job you never saw to an owner who wants an answer.
Then there is tenant coordination. Someone has to reach the tenant, agree on a time, explain the prep and confirm the day before. When the pest company will not do it, that lands on your desk, unit by unit.

An owner-led walkthrough of the property
Richard or Gil walks the building with you: exterior, foundation, dumpster pad, mechanical rooms, common areas, and a sample of units. You see the same things we see, and we tell you what matters and what does not.
A written plan per building or unit type
An apartment building, a set of rental houses and a restaurant do not get the same plan. You get a short written scope for each property that says what we treat, where, how often and what we watch for.
Scheduled recurring service, with a call before each visit
Visits go on a calendar. You get a heads-up before we come so the office is never surprised, and you always know who is on your property and why.
We schedule with tenants and explain the prep
When a unit needs attention, we contact the tenant, set the time, and explain what to do beforehand in plain language. You are copied, not put in the middle.
Findings reported to you in plain terms
After each visit you know what we found, where, what we did about it and whether anything needs the owner’s attention, such as a gap under a door or a leak feeding a roach problem.

Rodents in rentals and commercial buildings
Mice are the fall complaint in Southwest Indiana. Once nights cool off, they find the gap under the utility door, the opening around a gas line, or the unsealed corner of a garage, and a tenant hears them in the wall by October. In a multi-unit building, one open entry point serves every unit above it.
For property accounts we go exclusion first: find and document the entry points, tell you which ones maintenance can seal and which we handle, then set bait stations and monitoring where needed. Do you really contact the tenants yourselves?
Yes. Once you give us the go-ahead and the contact information, we call the tenant, set the appointment, and explain what they need to do before we arrive. You get a copy of what was scheduled. If a tenant is hard to reach, we tell you rather than quietly skipping the unit.
How does bed bug service work across several units?
We inspect the reported unit and the units that share walls, floors and ceilings with it, because bed bugs travel through the building, not just the door. Affected units get a full 24-hour heat treatment at 135°F, and K9 Detections, a separate company, verifies with a trained dog afterward. The full protocol is on our apartments and businesses page.
What does the documentation look like?
After each visit you get a plain-language summary: what we found, where, what we did, and anything that needs maintenance or owner attention. For restaurants we keep a service log on site for health inspections. If you need reports in a specific format for an owner or a management company, tell us and we will match it.
Who actually comes out to my property?
Richard, our owner, holds Indiana 7A supervisory and 7B termite licenses and does most initial walkthroughs personally, sometimes with Gil, our operations manager. Recurring visits are handled by technicians certified through the Office of the Indiana State Chemist, working under Richard’s license. We are fully insured.
